Mauricio Fernandez Piqueras and La Premiere Realty Navigate Miami’s Evolving Real Estate Market
Mauricio Fernandez Piqueras, Founder and Principal Broker of La Premiere Realty
As affordability, rising living costs, and shifting market conditions reshape South Florida, Mauricio Fernandez Piqueras, Founder and Principal Broker of La Premiere Realty, is building a boutique real estate brokerage focused on personal relationships, strategic investment opportunities, and a hands-on approach.
Founded in 2025 and headquartered in Coral Gables, Florida, La Premiere Realty serves buyers, sellers, investors, developers, and property owners throughout Miami and South Florida. The brokerage focuses on luxury residential real estate, waterfront properties, commercial real estate, investment opportunities, and select off-market transactions.
Miami’s Housing Affordability Challenge
For Mauricio, understanding Miami real estate means looking beyond property values and examining the financial realities affecting the people who live and work in the city.
He believes rising housing and living costs are placing increasing pressure on residents. In his view, some individuals now need approximately $5,000 to $6,000 per month to maintain even a basic standard of living in parts of South Florida.
Mauricio sees these pressures influencing living arrangements, with more people sharing housing expenses and some couples and families making decisions increasingly based on financial necessity. Middle-class residents may also consider relocating to more affordable markets.
“A million dollars is like pennies now… but who can afford this?” Mauricio said, reflecting on the dramatic shift in Miami property values and affordability.
These conditions are influencing the way La Premiere Realty approaches the market. The brokerage seeks to understand each client’s financial objectives, long-term plans, and the realities of buying, selling, or investing in South Florida.
From Havana to Miami Real Estate
Originally from Havana, Cuba, Mauricio built his career in the United States around persistence, relationships, and entrepreneurship.
His journey eventually led him to real estate and the creation of La Premiere Realty in Coral Gables, where he serves as Principal Broker and Founder.
For Mauricio, his background remains an important part of how he views opportunity and success.
“I came from Cuba with a dream, and today, I’m living the American Dream,” Mauricio said. “The journey hasn’t been easy, but I’ve always believed in one simple principle: if you want more, you have to be willing to work harder for it.”
That philosophy has become part of the culture behind La Premiere Realty: success is measured through relationships, reputation, consistency, and the ability to create something meaningful over time.
Building a Global Real Estate Network From Miami
Although La Premiere Realty is based in Coral Gables, Mauricio takes an international approach to business development.
His professional relationships extend beyond South Florida to New York and Japan. He believes opportunities in real estate often originate from conversations and relationships that initially have little to do with a specific property.
“This job, you have to be out there… you can’t be ashamed,” Mauricio said.
That philosophy was reinforced during a trip to Japan, where an unexpected introduction ultimately developed into a potential commercial real estate opportunity.
For Mauricio, the experience demonstrated a principle that guides his approach to business: every interaction has the potential to become an opportunity.
That relationship-building strategy complements the brokerage’s work with investors and clients throughout Miami and South Florida.
A Face-to-Face Approach
In an industry increasingly driven by digital communication, automation, and online lead generation, Mauricio has taken a more personal approach.
He prioritizes meeting clients, investors, and business partners face-to-face whenever possible.
“I don’t like phone calls… I try to meet the person,” Mauricio said.
That commitment can mean traveling significant distances for a single meeting.
“I will travel,” he said. “I’ve gone on a plane to meet clients in Grand Cayman and come back the same afternoon.”
For Mauricio, the willingness to meet personally is about more than closing a transaction. It allows him to better understand the individual behind the investment, property, or business opportunity.
This approach has also contributed to referrals becoming an important source of business for La Premiere Realty.
Consistency and Follow-Up Drive Growth
In Miami’s competitive real estate market, Mauricio believes consistent follow-up remains one of the most important elements of building a sustainable business.
“I work 24/7… follow-up consistency, that’s the key in this business,” he said.
For La Premiere Realty, that means maintaining communication long after an initial introduction. A potential client may not be ready to purchase, sell, lease, or invest immediately, but circumstances can change.
Mauricio believes maintaining those relationships creates opportunities that would otherwise disappear.
The strategy reflects the boutique nature of the brokerage: fewer layers between the client and leadership, direct communication, and an emphasis on long-term relationships.
Outlook for the Miami Real Estate Market
Looking ahead, Mauricio expects Miami’s real estate market to continue adjusting before entering a more meaningful recovery phase.
Rather than anticipating an immediate shift, he believes improvement may occur gradually as buyers, sellers, investors, developers, and lenders adapt to changing economic conditions.
Patience, he says, will remain important.
“There is a lot of real estate in Miami… there is enough for everybody.”
In his assessment, Miami continues to attract domestic and international capital, but affordability, financing costs, property values, insurance expenses, inventory, and investment returns are increasingly influencing decision-making.
For La Premiere Realty, these changing conditions create both challenges and opportunities—particularly for investors and buyers prepared to evaluate properties strategically and negotiate based on current market fundamentals.
A Boutique Coral Gables Real Estate Brokerage
Under Mauricio’s leadership, La Premiere Realty is positioning itself as a relationship-focused boutique brokerage serving the evolving needs of the Miami and South Florida real estate market.
For him, real estate remains fundamentally a people business.
His journey from Havana to building the brokerage in Coral Gables reflects the same principles he brings to his work today: persistence, personal relationships, consistency, ambition, and a willingness to go wherever an opportunity requires.
“For me, success isn’t just about closing deals—it’s about building something meaningful,” Mauricio said.
La Premiere Realty is located at The Biltmore Hotel, Executive Suite, 1200 Anastasia Ave, Suite 410, Coral Gables, FL 33134. For more information, visit the brokerage’s Google Business Profile or follow Mauricio on Instagram.
