Northwood Plans Office Tower in North Austin’s the Domain


A 21-story office tower is set to rise in Austin’s “second downtown.”

Dallas-based Northwood Retail, along with Michael Hsu Office of Architecture, is spearheading the Terra at Domain Northside, a 385,000-square-foot office project in North Austin’s the Domain, Towers reported. 

The development is set to replace a parking garage near the intersection of Palm Way and Alterra Parkway. In addition to office space, the project will feature a ground-level restaurant. An exact construction timeline has not been established, but it could break ground sometime next year.

The design features on-trend curves at the main corner and a light color palette, signaling a departure from existing structures in the area. Despite Austin’s struggling office market and an array of economic challenges, such as rising interest rates and construction costs, the Domain submarket appears robust enough to support a large-scale project like the Terra.

Other collaborators for the Terra include engineering consultancy Kimley-Horn, local design firm BOKA Powell and Addison-based design studio UD Architects. 

Several other large developments are on the way in the Domain — a massive mixed-use complex with shopping, hotels, office space and residences. Houston-based Hines is planning a two-tower, 500,000-square-foot office project at 11901 North MoPac Expressway, dubbed Hines Domain Northside. Tech giant IBM has agreed to lease about 320,000 square feet, including one full building, once it’s completed. 

Dallas-based Trammell Crow Company wants to build a 20-story apartment building at 10711 Burnet Road in the Domain. Spanning 700,000 square feet, the project has an estimated cost of $145 million and could have more than 400 units.
