It’s hammer time for Monique and Nick Treacher, who have listed their first family home in one of the Gold Coast’s most popular auction markets.

The couple’s character-filled cottage at 19 Lesley Ave, Miami, will be offered up to buyers onsite on September 16, as the traditional spring selling season gets off to a cracking start.

Beachside Miami was one of the Glitter Strip’s top suburbs for auctions based on bidder numbers over the past year, alongside Chevron Island, Coomera, Tugun, Miami, and Broadbeach.

Latest data shows an average of 5 bidders registered for each auction in Miami, with homes sold under the hammer for about 19 per cent more compared to the first offer received during a campaign.

The average number of active bidders at an auction on the Gold Coast was the highest it has been since September 2021, Ray White data shows.

The Treachers’ three-bedroom, one-bathroom beachside home on a 511 sqm block is marketed by Guy Powell, of Harcourts Coastal.

The home has been fully renovated

Mr Powell said Miami, once overlooked for its more high-profile neighbours Mermaid Beach or Burleigh Heads, had emerged as a highly desirable location for a range of buyers, offering more affordable property and a relaxed lifestyle with the beach and amenities all close by.

“Miami offers so many different opportunities for buyers, whether it’s a first-home buyer looking to jump up from a unit and willing to get in and add value to an older house, or an older couple looking for something smaller and close to the beach,” Mr Powell said.

“The suburb has changed so much over the last 5 or 6 years. You can now leave the car at home and walk to the coffee shop, bar, restaurant or the beach and that’s really attractive, whereas 10 years ago we were the sister suburb no one really wanted to know about.

“Now, the secret is out, and as people can no longer afford the price points in Mermaid Beach or Burleigh that demand has funnelled here,” he said.

The Lesley Ave property was described in the listing as a “perfect coastal-inspired cottage”.

“This home is absolutely bursting with character and is the perfect beach house for young families,” the listing states.

“What really sets it apart from the rest is that this is the first street back from the 405 sqm blocks of Miami, giving you a bigger 511 sqm fully fenced block to enjoy with 15m of street frontage.”

It was the first house the Treachers bought together five years ago, representing a step up from their old Broadbeach unit, and where they later welcomed two daughters, Frankie, 2, and baby Gigi.

Mrs Treacher said the excitement of the upcoming auction day was just enough to keep the emotions at bay as the family prepares to move overseas.

“Nick’s family is in New Zealand, so we’d thought about moving but after Covid it was a bit too hard when we went into lockdown,” said Mrs Treacher, a 32-year-old coach.

“After we had Gigi we toyed with the idea again and now that she’s 6 months old we’re ready for our new adventure as family.”

Mr Treacher, 38, has lived on this side of the ditch for the last 20 years, working in events management until the pandemic when he pivoted to the building industry. He is currently a stay-at-home dad.

The couple was drawn to the family-friendly location close to the beach and a golf course, and have completed extensive upgrades to the single-level home and grounds over the years.

Property features include light-filled, open-plan living spaces, a sunroom with plantation shutters, infra-red sauna, Bali hut, and a fully tiled pool — which was used almost year-round by Miss Frankie.

There’s also a studio which has served as a home office space for Mrs Treacher, and the home is surrounded by decking, mature gardens, and an astro turf zone.
