Nuveen, Allianz, Simon, R&B Realty, Jamestown Score Tenants


HNTB, Ready Mortgage Lenders, more | Waterford Business District | Miami-Dade County 

The Waterford Business District near Miami International Airport scored five new tenants and seven lease renewals. 

Engineering firm HNTB will move from its downtown Miami offices into nearly 26,000 square feet at Waterford in the fourth quarter, according to a news release from the landlord’s broker. HNTB’s current office is at 161 Northwest Sixth Street. 

A Blanca Commercial Real Estate team led by Juan Ruiz and Andres del Corral represented the landlords, Nuveen Real Estate and Allianz Group. The brokerage is led by founder and CEO Tere Blanca.

Other new tenants are Ready Mortgage Lenders, which took 5,500 square feet, and luxury concierge service provider John Paul USA, which took 3,000 square feet. Both are expected to open this summer. In the third quarter, The Prudential Insurance Company of America will open in a 3,800-square-foot office and the Miami Herald in a 5,800-square-foot office, according to the release. 

Toyota Tsusho America, which provides supply chain and other services to industries such as automotive and agribusiness, renewed its 8,800-square foot lease at Waterford. Other renewals include tropical fruit products producer and supplier Alca Trading for 5,100 square feet; Diaspora Talktime for 4,300 square feet; Bristol Hospice for 4,000 square feet; health care tech firm CareCloud Health for 2,600 square feet; Jamaica Tourist Board for 3,700 square feet; and Terra Flowers Miami for 3,600 square feet, according to the release. 

The tenants’ brokers were: David Browne of Savills for HNTB, Adam Talbot of Cresa for Ready Mortgage, Grant Killingsworth of CBRE for John Paul and Alca Trading, Chris Toth of JLL for Prudential, Danet Linares of Blanca Commercial for the Miami Herald, Tony Jones of Cushman & Wakefield for Toyota Tsusho, Ana Paula of Colliers for Diaspora Talktime and Terra, Connor Cella of Pope Corporation for Bristol, Adam Bernstein of JLL for CareCloud, and Andrew Easton of Easton & Associates for Jamaica Tourist Board. 

Allianz and Nuveen own roughly 1.7 million square feet of the 3 million-square-foot Waterford that’s on 250 acres south of the Dolphin Expressway in unincorporated Miami-Dade County. 

Church and Union | Miami Beach

Restaurant Church and Union will open its first Florida outpost in South Beach late next year. 

5th Street Group’s Church and Union leased 10,000 square feet at 745 Collins Avenue, where it will have capacity for 200 guests, according to a news release from the restaurant. The restaurant offers new American and internationally inspired cuisine. 

Its other outposts are in Charleston, South Carolina; Charlotte, North Carolina; and Nashville, Tennessee. A restaurant also is slated to open in Denver. 

Led by Patrick Whalen, 5th Street Group’s partners include Alejandro Torio, as well as chefs Jamie Lynch and Adam Hodgson. 

Atlanta-based real estate investor and manager Jamestown owns the two-story, 13,400-square-foot Collins Avenue commercial building. It paid $24.8 million for it in 2015, according to property and state corporate records. 

Central Rock Gym | Wynwood | Miami

Rock-climbing gym and fitness center Central Rock Gym will open its first South Florida outpost in Miami’s Wynwood neighborhood. 

Central Rock Gym leased 10,200 square feet at The Gateway at Wynwood building at 2916 North Miami Avenue, according to a news release from the landlord’s broker. The gym will open in the first quarter of next year. Coral Rock has more than 20 gyms, including in Tampa and one opening soon in Orlando. 

New York-based R&B Realty Group, led by Shelby Rosenberg, completed the 13-story Gateway in 2021. The building has 195,000 square feet of offices and nearly 26,000 square feet of retail, which is fully leased. 

Alex Cesar and Drew Schaul of CBRE represented R&B. Daniel DePasquale and David Eggnatz of Katz & Associates represented the tenant. 

Flores Pure Wonder, Fresh Mangos, more | Coral Square mall | Coral Springs

Nine tenants opened and another eight are slated to set up shop at Simon Property Group’s Coral Square mall. 

The shopping center is at the mall at 9469 West Atlantic Boulevard in Coral Springs.

Stores already open include women’s boutique Flores Pure Wonder, juice bar Fresh Mangos, accessories store FXA, children’s clothing and accessories store Limonada, luggage2U, anime collectibles store Lifenime, eyewear store Eye Center Boutique, and Brilliance Jewels and Beyond Nails & Spa, according to a Simon news release. 

Next, children’s hair salon and toy store Pelokitos, and household and consumer goods retailer Miniso will open later this year. 

Tenants opening next year are JC Salon Suites, Argentine steakhouse The Knife, Victoria’s Secret, Juan Valdez Colombian Coffee, Cinnabon and JD Sports. 

Triton Logistics | Countyline Corporate Park | Hialeah

Triton Logistics pre-leased an industrial building under construction at Countyline Corporate Park in Hialeah. 

The logistics services provider will fully occupy the 192,000-square-foot Building 41 at 3621 West 112th Place, according to a news release from the developer. Construction of the building, which is part of Phase IV of Countyline Corporate Park, is expected to be completed in the third quarter. 

Miami-based VS Real Estate, a newly formed commercial real estate firm, is developing Building 41 and other buildings that are part of Phase IV on behalf of Terreno Realty. Terreno, with offices in San Francisco and Bellevue, Washington, owns the 121 acres at Countyline Corporate Park that will be developed as Phase IV.  

The $493 million Phase IV project will be developed with 10 buildings totaling roughly 2.2 million square feet spanning 121 acres, according to the release. Last month, VSRE started developing Buildings 39 and 40, which will total 364,000 square feet. 

The entire Phase IV is expected to be completed in 2025.
