Intracorp Plans Large Mixed-Use Project On South Congress


Another developer is targeting the trendy SoCo district in South Austin for an upscale residential project.

Intracorp wants to build a seven-story building with about 280 luxury condominiums and residential units, along with 15,000 to 18,000 square feet of retail and restaurant space at 110 East Live Oak Street and 2105 and 2109 South Congress Avenue, the Austin American-Statesman reported. Intracorp has also proposed five detached townhomes on Nickerson Street, and the firm is in the early stages of the project’s design and approval process with the city.

The 2.8-acre site is currently occupied by retirement home Focused Care at Stonebriar and two auto repair shops. If approved, the condo project would add to the slew of high-profile developments underway in the area, just south of downtown. Endeavor, for example, plans to transform the former Austin American-Statesman site at 305 South Congress into a six-building, 19-acre mixed-use project with residences, offices, a hotel, retail and restaurants. 

Intracorp expects a lengthy timeline on approvals.

“These approvals are taking long these days, and it could be 18 months,” Brad Stein, president of Intracorp Texas, told the outlet. “That will determine when the project starts.”

Stein added that the firm has altered its original proposal, and it plans to make additional changes over time. Intracorp aims to have all the details solidified in the fall and will then “go to the market with more information and renderings,” he said.

The project is also expected to have amenity spaces on multiple levels, designed by Kirksey Architecture, Nudge Design and Austin architect Michael Hsu. The South River City Citizens neighborhood association requested that the developers direct some of the projected parkland dedication fee, costing an estimated $1 million, towards improvements at the Triangle Park on the southeast corner of the South Congress and Live Oak intersection.
