“Green” Fashion Textile Manufacturer Greentex America Signs New Lease at 247 West 37th Street


GFP Real Estate, LLC is pleased to announce Miami-based textile manufacturer and distributor Greentex America has signed a five-year lease for 4,371 square feet on the 17th floor of 247 West 37th Street.

Greentex, owned by Columbia-based Sutex, “specializes in the development and commercialization of fabrics for the fashion industry.  The company is focused on ecological fabrics and 0% water digital textile printing services with a goal to become “a benchmark of sustainability in the textile sector, implementing and developing processes with the least possible impact on the environment.”

GFP Real Estate will build new offices, a conference room and a pantry for the company, and will install a new HVAC system and energy efficient LED lighting throughout.  Greentex will use the new space for its executive offices and as a showroom to market its products.

Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, in the transaction; Allen Gurevich of GFP Real Estate represented the tenant.

247 West 37th Street was designed by the architectural firm of Gronenberg & Leuchtag and built by the Bricken Construction Company in 1924, and so was originally known as the Bricken Centre Building. The 19-story, 271,000-square-foot property has recently undergone significant renovations and boasts state-of-the-art elevators and a newly renovated lobby. 247 West 37th Street is home to an array of non-profit and fashion tenants such as JASA, Workmens Circle, The Settlement Housing Fund and the famous designer, Prabal Gurung. Located in the base of the building is Stitch Bar & Lounge which was voted the best “After Work Bar” in New York City by Citysearch.com. Situated in the heart of the historic Garment District, the building allows for a convenient walk to nearly any amenity, and numerous transit options are blocks away, allowing for a hassle-free commute to or from the building.
