Miami Beach Mansion Sells for $24.5 Million—Appreciating 48% in Five Years



A waterfront mansion in Miami Beach, Florida, has sold for $24.5 million, increasing more than 48%—or $8 million—in value in just five years.

The sellers, music executive Eric Dalius and his wife, Kimberly, bought the two-story home from its developer in 2017 for $16.5 million, property records show. Julian Cohen of Douglas Elliman, who represented the developer previously, listed the property with his colleague Dina Goldentayer in late November for $28.9 million.

The property went into contract before Christmas and closed on Tuesday.

Although the luxury market in Miami Beach has cooled in the past few months, “we were able to successfully sell this property in a record time of 38 days from listing date to closing date,” Mr. Cohen said.

“We strategically staged, accessorized and beautified the landscaping prior to going live on the market to ensure it was presented in its best light from the get-go,” he added.

The buyer was represented by Daniel Rosa of Gary Hennes Realtors, who did not immediately respond to a request for comment.

The contemporary home, built in 2016, has more than 9,200 square feet of living space with seven bedrooms and 10 bathrooms. It features a library with double-height ceilings,  Siberian oak and limestone flooring, and Venetian stucco walls throughout, a “culinary suite” that includes a wine cellar, a prep kitchen and dual island, according to the listing.

Outdoors, there is a summer kitchen, a 103-foot mosaic pool with a spa and massage pavilion, a rooftop terrace accessible by elevator, and a boat dock and lift, the listing said.

The property is located in an area in South Beach where many celebrities and business executives reside. It’s steps away from English singer Phil Collins’s former residence, which sold to billionaire Orlando Bravo in 2021 for $40 million, and a house rented by Jennifer Lopez and Ben Affleck in spring 2021 before they married last July, according to records and published reports.

Across Miami Dade county of which Miami Beach is part, six single-family homes priced at least $10 million went into contract, half of the new contracts registered a year ago, according to a Douglas Elliman report released Wednesday.

“Buyers are not as desperate as they were a year ago,” Mr. Cohen said. “However, it’s still a highly coveted market that continues to be the number one destination people are looking to call home and move to.”
