Expansive Affordable Mixed-Income Project Proposed for 250 N.E. 32nd Street, Miami, Florida


Developer Crescent Heights has filed plans for an affordable housing development that would occupy an entire city block in Miami-Dade County.

The unnamed venture would comprise two high-rise buildings: a 28-story tower and a 50-story tower. The shorter building would feature 527 workforce units, while the other would feature 780 market-rate units.

The workforce units would measure about 430 to 890 square feet, while the at-rate units would be larger, measuring 510 to 1,383 square feet each. Select expansive units would measure 1,365 to 2,230 square feet. Upon completion, the multi-million-dollar project would yield 1,307 residences total.

The developer is seeking approval under the Live Local Act, which says, to qualify for benefits, a development must have at least 40 percent of its homes designated as workforce housing for tenants earning up to 120 percent of the area median income (AMI). As of May 2025, Miami-Dade County’s median income was $87,200.

Residents would have access to a variety of amenities; both buildings would have their own swimming pool. In addition to the residences, plans also call for 98,729 square feet of commercial space, some of which would be located on the ninth floor.

There would also be 1,163 parking spaces in a parking podium that connect the two buildings. Miami-based RSP Architects designed the project. It’s planned for 3180 Biscayne Blvd., 3195 N.E. 2nd Ave., and 220 to 250 N.E. 32nd Street, Miami, Florida, 33137, in Miami-Dade County.
