Miami Beach Icon Gets a Modern Makeover

A major transformation project is underway on the Miami Beach coastline, led by acclaimed architect Peter Marino. Encompassing a three-acre site with over 220 feet of prime beachfront access, the development features two distinct structures: a restored historic hotel and a contemporary high-rise residential tower. Those familiar with Miami’s vibrant Art Deco scene will recognize the iconic hotel The Raleigh, which, following the architects’ comprehensive restoration, will reopen under the Rosewood Hotels brand. Part of the development includes the tropical Raleigh Gardens, which the architect opened in 2019 (see designboom’s coverage here). Adjoining The Raleigh will be a newly constructed, seventeen-story Rosewood Residences with forty oceanfront homes just one hundred feet from the beach. The team has recently shared new images of the residential interiors, each designed by Peter Marino himself.

the restored heritage building: the raleigh

Originally designed in 1940 by Lawrence Murray Dixon, The Raleigh hotel has been a constant jewel of Miami Beach’s Art Deco heritage. For years, especially after damage from Hurricane Irma in 2017, the building had stood empty. Finally the property came under the ownership of Peter Marino Architect, New York-based developer SHVO, and Rosewood Hotels & Resorts, who began to work with the Miami Beach Historic Preservation Board to draw up plans for the renovation of the hotel, and the transformation of the three-acre property.

The renovation by architect Peter Marino, is being carried out in collaboration with Kobi Karp Architecture & Interior Design Inc., and will preserve the spirit of the historic architecture. The iconic Martini Bar and Tiger Lounge will be reborn, retaining their original atmospheres while incorporating modern touches. This thoughtful approach ensures guests experience the essence of The Raleigh’s storied past through a contemporary lens.

the modern Rosewood Residences

Peter Marino’s renovation project extends beyond The Raleigh hotel itself as a new, 17-story residential tower, the Rosewood Residences, have been designed by the architect and will sit alongside the restored hotel. These ultra-luxury homes will open toward sweeping ocean views and will range from two to seven bedrooms. Residents will enjoy a dedicated lobby featuring curated art and furnishings, along with a private Porte Cochere entrance and valet service. Residents will have access to a vast suite of amenities. A state-of-the-art fitness center with an oceanfront counterpart will cater to wellness enthusiasts, while four swimming pools will include a fleur-de-lis pool, a members-only Beach Club pool, and private Sunrise and Sunset pools for residents.
