Fany Rojas, who has long been involved in Miami as a Realtor, now lives in Costa Rica and has for some time. In addition to her real estate work, she regularly holds workshops and seminars on meditation and spirituality. Islander News spoke with Rojas to discuss Costa Rica’s real estate market and the opportunities there for international investors.

IN – How has the move from Miami to Costa Rica been?

Rojas – The first thing one notices is an immediate peace. Costa Rica has a very high energy in terms of nature, while Miami is a city that stands out for being more frivolous. The pace of life is different. Miami is a vibrant and constantly moving city with a high population density. In contrast, Costa Rica tends to have a more relaxed and calm pace of life. There is a greater connection with nature and a focus on quality of life.

IN – What kind of opportunities exist to do business in real estate?

Rojas – Costa Rica offers various opportunities in the real estate sector, both for national and foreign investors. Some of the most notable opportunities are the following:

– Residential real estate: There is a growing demand for residential properties in Costa Rica, for permanent housing and second homes. Coastal areas, such as Guanacaste, Puntarenas, and Limón, are especially popular due to their beautiful beaches and tropical climate. There is also a growing market for condominiums and luxury homes in urban areas such as San José and Escazú.

– Development of tourism projects: Costa Rica is a popular tourist destination, which creates opportunities for developing tourism projects, such as resorts, boutique hotels, gated communities and vacation rental properties. The most developed tourist areas, such as Tamarindo, Manuel Antonio and La Fortuna, are especially attractive for this type of investment.

– Commercial properties: Economic growth and increased tourism also create opportunities in the commercial real estate sector. There is demand for space for offices and shopping centers, especially in urban areas and tourist areas.

Guanacaste: Located on the Pacific coast, it is a popular region among tourists and investors. It has beautiful beaches, a tropical climate and a constantly developing infrastructure. Destinations such as Tamarindo, Papagayo and Nosara offer residential and tourist real estate opportunities.

Manuel Antonio: Located on the central Pacific coast, it is famous for its national park and impressive landscapes. The area has a high demand for vacation rental properties, boutique hotels and luxury real estate.

Dominical and Uvita: These areas on the southern Pacific coast have become increasingly popular with investors. They offer beautiful beaches, a relaxed community and stunning natural surroundings. Tourism and real estate development are rising, providing opportunities for residential and tourism real estate investments.

San José: Costa Rica’s capital, an economic and commercial center in constant growth. The city and its surroundings offer opportunities in offices, retail and residential real estate. Additionally, there is a growing market for luxury homes in exclusive areas such as Escazú and Santa Ana.
