Robert Rivani’s Black Lion, Tricera, Kimco Score Tenants


Grupo RosaNegra | SLS Brickell | Miami

Mexican firm Grupo RosaNegra will open a restaurant at a Robert Rivani-owned commercial space at SLS Brickell. 

The company signed a 10-year lease for 13,600 square feet, including 4,600 square feet of outdoor space, at 1300 South Miami Avenue in Miami for its RosaNegra eatery. It will mark the restaurant’s U.S. debut, according to a news release from Rivani’s Black Lion firm. RosaNegra will open in the spring.

Fabio Faerman and Sebastian Faerman with FA Commercial represented both sides of the deal. 

Black Lion paid $10 million for a commercial unit at SLS Brickell in April. 

PMP Marketing Agency, Palm Beach Atlantic University, more | West Palm Beach

Tricera Capital, led by Ben Mandell, signed tenants at several of its Palm Beach County properties. 

PMP Marketing Agency leased 5,100 square feet on the second floor of the Workspaces at the Press, the office portion of Tricera’s The Press development on the former Palm Beach Post campus at 2751 South Dixie Highway in West Palm Beach, according to a Tricera news release. Palm Beach Atlantic University leased nearly 18,000 square feet at Workspaces for its new physician associate medicine program. The tenants will open in the second quarter.

Jon Blunk and Cristina Glaria were part of the TCRE team that represented Tricera. Robert Anderson of Tortoise Realty Group represented PBAU. 

Miami-based Tricera is redeveloping the former Palm Beach Post campus by turning the printing press and distribution facility into the Shops at The Press, and an existing office building into Workspaces. 

Also, Wells Fargo leased 45,000 square feet on two floors, marking an expansion by 19,000 square feet, at Tricera’s 1675 Midtown office building, at 1675 North Military Trail in Boca Raton, according to the release. 

John Criddle and Joe Freitas were part of the CBRE team that represented Tricera in the deal. 

Tricera paid $20 million for the seven-story building in 2021, records show. 

Alma, Florida Sugar & Molasses Exchange, more | Singer Island | Riviera Beach 

Developer and investor Babak Ebrahimzadeh scored retail and office tenants at his building in Riviera Beach’s Singer Island neighborhood. 

New York-based Alma Restaurant leased 3,800 square feet for a Mediterranean restaurant, and Los Angeles-based Le Petit Prince Café took 1,200 square feet at the Ocean Blue @ Singer Island building at 2655 North Ocean Drive, according to a news release from the landlord’s broker. 

Also, nonprofit molasses distributor Florida Sugar & Molasses Exchange and New Jersey-based Arna Marketing Group each leased a 2,000-square-foot office, the release says. 

Rachel Mitrogiannis of Ascella Group, Constance Thomas of TCRE and Darryl Kaplan of Darryl R. Kaplan Company represented the landlord in the deals. George Sacks of Commercial Florida Realty Partners represented Florida Sugar & Molasses.

Ebrahimzadeh bought the five-story, 45,200-square-foot Ocean Blue for $8.6 million last year, records show. 

Since then, he has been renovating the building, which has 10 build-to-suit office suites from 2,000 square feet to 7,500 square feet. Rents for offices start at $35 per square foot, triple net, and at $50 a square foot for the retail spaces, according to the release. 

EōS Fitness | Kendall | Miami-Dade County 

Kimco Realty scored EōS Fitness as a tenant at the Palms at Town and Country plaza in Kendall

The gym opened in a 40,000-square-foot space at 8400 Mills Drive in unincorporated Miami-Dade County, marking its ninth location in Florida, according to an EōS news release. 

Led by Conor Flynn, Kimco owns most of Palms at Town and Country. The Jericho, New York-based firms acquired the shopping center when the property’s former owner, Weingarten Realty Investors, merged into Kimco in 2021. 

Olivia, BFT, more | Fort Lauderdale 

A restaurant, a gym and a salon suites provider leased commercial space at the Motif apartment building in Fort Lauderdale’s Flagler Village neighborhood. 

D51 Holdings took 2,900 square feet for Italian and American restaurant Olivia, BFT Fort Lauderdale fitness took 3,400 square feet and Salon Lofts took 6,400 square feet, according to a news release from the landlord’s broker. The 385-unit Motif is at 500 North Andrews Avenue. 

D51 Holdings ties to Daniel Mendoza of Fort Lauderdale, state corporate records show. 

Jaime Sturgis and Kaley Tuning of Native Realty represented the landlord. 

The deals come on the heels of Nicholas Irwin and Miguel Angel Chuquichanca, franchisees of Los Angeles-based Dogdrop, leasing 2,500 square feet at Motif for a dog day care. 

An entity tied to California-based Thomas Tomanek & Associate, led by Angelita Tomanek and Larissa Tomanek, bought the Motif building for $195 million last year.
