THE WOODLANDS – Waste Connections US, a former California-based firm that relocated its headquarters to Texas, expanded its lease by 21,174 SF at 3 Waterway Square in The Woodlands for a total of 116,817 SF of office space. Jason Whittington of Partners Real Estate represented the tenant. Robert S. Parsley, Norman V. Munoz and Jillian Fredericks with Colliers represented the landlord, The Howard Hughes Corp. “Over 12 years ago, Waste Connections relocated our then corporate headquarters, now our principal administrative offices, to The Woodlands. This relocation was motivated by the desire to strategically place our company in a business-driven environment that would provide easy access to business travel, first-class recruitment talent, and a community where our employees and their families would thrive,” said Ron Mittelstaedt, CEO of Waste Connections.
HOUSTON – Cary Latham of Partners Real Estate arranged three industrial leases on behalf of Allpoints Services Corp in Houston; in Irving, Texas, and in Lakeland, Fla. In Houston, Allpoints leased 8,393 SF at 1515 Witte Road.
FRIENDSWOOD, Texas — Colliers announced the sale of 29.4 acres of land on FM 2351 in Friendswood. The undeveloped land fronts the Timber Creek Golf Club. The buyer in the transaction was Pratik Gandhi of Mpire Real Estate Group. Kelly Hutchinson and Charles Herder of Colliers represented the seller, Baham Interests, in the transaction. “It has 1,300 feet of golf course frontage, is adjacent to a Harris County Park, has utilities and no floodplain,” said Kelly Hutchinson of Colliers. “The buyer is an investor/ developer who owns other properties in Friendswood with plans for the property being announced soon.”
HOUSTON – Concept Neighborhood – the Houston-based real estate company behind the walkable neighborhood, The Plant in Second Ward – announced that Street to Kitchen, the East End restaurant serving “unapologetically Thai” fare, will relocate into a 2,800-SF space at 3401 Harrisburg Blvd.
HOUSTON – Colliers negotiated the sale of Azul Apartments, a multifamily community located on T C Jester Boulevard in northwest Houston. The buyer, Lonestar Capital Group, and the seller, ZK Jester Inc., were represented by Jaleel Adatia, Chip Nash and Bob Heard.
HOUSTON – Oxford Partners recently represented the Association of International Energy Negotiators in the Lease Renewal of 2,630 SF located at 11111 Katy Freeway. Oxford Partners’ D.J. Hale represented the tenant, Association of International Energy Negotiators. The landlord, KH Katy Freeway LLC, was represented by Jack Russo of JLL.
TOMBALL, Texas – Colliers announced the sale of 2.7 acres of light industrial zoned property on S. Persimmon Street in Tomball. The buyer, Juan Jose Robles with Mero Homes LLC, was represented by Kayla Velazquez and Ernesto Ramirez of KW Commercial/Keller Williams Clear Lake. Tom Condon, Jr. and John Grimsley of Colliers represented the seller, Tomball Economic Development Corporation, in the transaction.
SPRING, Texas – Partners Real Estate arranged a retail lease with The Gathering Nook, LLC located at 727 E Louetta Road. Partners’ Michael Moulton represented the tenant and the landlord, North Lexington Realty in the transaction.
HOUSTON – NewQuest Properties has announced that it has signed six new tenants to leases at its forthcoming 90,000-SF West on West mixed-use development at 12220 Westheimer Rd. between S. Dairy Ashford and S. Kirkwood. The new tenants are collectively comprised of Tsujita Artisan Noodle, Paris Baguette, The Alley, SomiSomi, Lady M, and the first U.S. location of Kaiten-sushi Ginza Onodera.
HOUSTON — Get4 Holdings, LLC, purchased a 21,000 SF corner lot at 4820 Navigation Blvd. in EADO. Get4 plans to redevelop the 3,300 SF structure on the property into an event space. Natali Czarneski of DAC Realty Group represented the buyer. The seller, CDHO LLC, was represented by Lisa Rimkus of Davis Commercial.
HOUSTON – Maggie’s Store leased 2,350 SF at Hammerly Plaza IV, 10146 Hammerly. Wes Miller of Wulfe & Co. represented the landlord.

SAN ANTONIO – Transwestern Real Estate Services announced Chamberlain Hrdlicka, a diversified tax and business law firm with offices in Texas, Georgia and Pennsylvania, has executed a lease expansion to 13,555-SF at Weston Centre, a 32-story office tower at 112 E. Pecan St. in San Antonio. Transwestern’s Bradley Fulkerson and Austin Hibbard provided tenant advisory services to Chamberlain Hrdlicka in collaboration with CBRE’s Larry Mendez. The firm has16 attorneys in San Antonio.
AUSTIN – Tri Pointe Homes has announced the groundbreaking for Park Central, a new 447-home community located in Georgetown, Texas. The homebuilder’s first self-developed community in the high-growth area north of Texas’ capital city will offer 191 single-family residences and 256 duplex units upon completion.
DALLAS — Welker Properties is developing a 343-home Melissa Build-to-Rent (BTR), a $95 million project on 32 acres at Wolf Creek Farms in Collin County. “The project establishes Welker Properties as a leader in BTR across Dallas-Fort Worth,” the company said. Andrew Welker is CEO.
GEORGETOWN, Texas – Headwall Investments acquired Market at Georgetown to add to their first unanchored neighborhood shopping center fund. The asset is located off I-35 and North Austin Avenue in Georgetown totaling 54,994 SF and 6.4 acres. Headwall Investments, LLC is a San Antonio based real estate investment and development firm. The company was founded in 2019 by George J. Wommack.

MIAMI – Partners Real Estate arranged a 3,152-SF office sublease with Cain International US Services, LP located at 701 Brickell Drive in Miami. Partners’ Jon Silberman and Pierce Beyer represented the sublandlord, Manhattan Life Insurance in the transaction. Ryan DePaul with Cushman & Wakefield represented the subtenant, Cain International.
PLANTATION, Fla. – Miami, Florida-based Atlantic Pacific Companies (A|P) acquired the 293-unit Verona View Apartments in Plantation, Fla.
SALT LAKE CITY – Williams Companies, a natural gas firm, leased 48,897-SF of office space in a new office building developed by Patrinely. Located at the corner of Main Street and 600 South in downtown Salt Lake City, 650 Main is a 10-story, 335,000-SF Class A office and retail development. Patrinely was founded in by Dean Patrinely.

SHREVEPORT, La. – Industrial Realty Group, LLC announced that a subsidiary of Schlumberger Limited, will occupy over 1 million SF in IRG’s 3.5 million SF campus in Shreveport. “Since the beginning of 2023, IRG has leased over 1.5 million SF in Shreveport,” said Stuart Lichter, president of IRG. Schlumberger will utilize the site for advanced, high-tech manufacturing. The company will take portions of two buildings on the campus, totaling over 1 million SF of space per a long-term lease agreement with IRG. Schlumberger will join tenants Hyundai Glovis, Pratt Paper, and Thyssenkrupp Supply Chain Services at the property.
THE WOODLANDS – The board of directors of The Howard Hughes Corporation has authorized the company to create a newly incorporated holding company structure—The Howard Hughes Holding Corporation—which will become the new parent company of The Howard Hughes Corp. and replace it as the company that is publicly traded on the NYSE. Existing shares of The Howard Hughes Corporation stock will be automatically converted, on a one-for-one basis, into shares of common stock of The Howard Hughes Holding Corporation, which will retain the ticker symbol “HHC” as trading continues uninterrupted on the NYSE. The Board and the executive officers of the company will continue in their same roles at the new company. The company said it believes that implementation of the reorganization will promote the growth of its businesses, including by providing additional flexibility to fund future investment opportunities and to segregate assets and related liabilities in separate subsidiaries. The holding company reorganization is expected to be effective August 11.
