Miami developer eyes $120 million Oak Cliff apartment project

A Miami developer is moving ahead with plans to build its first project in North Oak Cliff.

Last year Related Group purchased an eight-acre building site next to the former Oak Farms Dairy property, across the Trinity River from downtown.

The vacant property on East Jefferson Boulevard and is next to Interstate 35E. It was once the site of the Burnett Field baseball park.

Related Group has filed plans with the state to build a more than $120 million apartment community on the riverside property.

The four-story Manor Oak Farms multifamily project would start construction in May and open in 2025, according to the details from the developer.

The project will include two courtyards and a six-level parking garage.

Dallas architect Humphreys & Partners is designing the development.

Related Group has built and managed almost 100,000 residences in the last 40 years, including luxury condominiums in Florida.

The developer acquired the North Oak Cliff building site from Dallas’ Cienda Partners, which owns more than 30 acres in the area, including the old Oak Farms dairy location between Jefferson and Zang Boulevard.

Cienda Partners has been marketing the land with its views of downtown to apartment and office developers.

The North Oak Cliff land was one of the Dallas locations Amazon considered when it was looking for a second headquarters site.

Cienda Partners also sold a site in the neighborhood to Mintwood Real Estate which is building a 219-unit rental community on East Colorado Boulevard at Lancaster Avenue.

North Oak Cliff is one of Dallas’ busiest apartment building markets, with new projects by Alamo Manhattan Corp., Kairoi Residential, Banyan Residential and other builders.
