Burlington Tower sells
Burlington Tower, an 11-story affordable senior housing complex in St. Petersburg, has sold.
Suncoast Christian Housing sold the apartment complex at 1000 Burlington Ave. N. to Burlington Tower Apartments LP for $8.25 million.
The buying entity is connected to South Florida-based Miami Garden Apartments LLC.
Burlington Tower was built in 1983 and has 115 units.
Kenwood home sells
The Kenwood estate at 2351 4th Ave. N. has sold for over $1.1 million.
The 2,626-square-foot home, built in 2019, has four bedrooms and three-and-a-half bathrooms.
The two-story home features European engineered hardwood flooring throughout the first floor, and a 50-bottle wine refrigerator and quartz countertops in the kitchen, according to the listing.
Outside, there’s a saltwater pool, a side yard with artificial turf and paved driveway and patio.
The home last sold in 2020 for $727,728.
Homeowner Golan David Imano, with La Rosa Realty St. Petersburg, represented himself and his wife in the transaction. Monica Crawford with Keller Williams St. Pete Realty represented the buyers.
Lealman warehouse scooped up
A 20,640-sqaure-foot warehouse in Lealman has been acquired through a $2.7 million deal.
Pineapple Street Ventures LLC purchased the warehouse at 4301 31st St. N. from an LLC connected to Greogry Dana.
The Class B warehouse has 3,000 square feet of Class A office space, as well as hurricane-resistant bay windows, according to a Loopnet listing.
The buying LLC is connected to a local attorney’s office.
The buyer took out a $1.7 million loan from Aileron Shls LLC.
The listing states the building is used and owned by the tenant. The tenant has been in place since 2018 and is willing to sign five-year renewable year.
Pinellas Park industrial site sells
St. Petersburg-based Mida Group Inc. has sold two light manufacturing building structures in Pinellas Park.
The group sold the 16,000-plus-square-foot property at 12000 31st Court to an LLC connected to New Jersey-based real estate management firm B and D Holdings.
A map of the site shows the Happy Camper dog daycare business currently operates in the building.
Typically, in industrial transactions, the buyer acquires a property for investment purposes while a tenant continues to lease the building.
State health care agency inks lease for Clearwater office
Hold Thyssen Inc., a full-service commercial property firm, closed on a 10-year lease agreement with the State of Florida Agency for Healthcare Administration (AHCA) for office space at Bayside Concourse in Clearwater.
AHCA, which administers Florida’s Medicaid program and regulates health care facilities, relocated from St. Petersburg to expand into the office space at 15500 Lightwave Drive, according to the property firm’s announcement.
The Class A office is located off of Roosevelt Boulevard, west of the Bayside Bridge.
Hold-Thyssen’s Vice President of Investment Services Richard Fisher brokered the transaction representing the landlord, a private investment group. Winter Park-based Hold Thyssen Inc., which has offices in Clearwater, provides commercial property brokerage and leasing and management services to institutional and private investor clients nationwide.
Fisher told the St. Pete Catalyst that AHCA will lease part of the ground floor, occupying 17,514 square feet. There are two other existing tenants leasing office space.
