Related, Boich, SL Green Plan Miami Beach Office Project
A company owned by Related Companies’ Bruce Beal, SL Green’s Andrew Mathias and Boich Enterprises’ Wayne Boich is seeking approval of a mixed-use office project in Miami Beach’s Sunset Harbour.
On Tuesday, the Miami Beach Planning Board will vote on the partnership’s plans for a five-story, 50,000-plus-square-foot commercial building at 1920 Alton Road. Beal, president and a partner of New York-based Related; Boich, CEO Columbus, Ohio-based Boich Companies; and Mathias, president of New York-based SL Green Realty, are equal partners in the company that owns the property, according to documents attached to the meeting agenda.
Alton Office Holdings II paid $21.3 million for the Sunset Harbour property late last year. Restaurateur Tonino Doino sold the building, which was home to the now-shuttered Sunset Juice Cafe and an Anatomy gym, which is still open.
Related is taking the lead on the office development, designed by Gensler. It will include two restaurant spaces. The developer is seeking three conditional use permits.
New York-based Related has been expanding aggressively in South Florida. Related, led by Chairman Stephen Ross, who also owns the Miami Dolphins, is building a supertall office tower with Swire Properties at Brickell City Centre in Miami, on top of a number of projects in West Palm Beach.
Ross backed a proposed floor area ratio increase for the historic Deauville site and surrounding properties, which voters rejected earlier this month.
At the same planning board meeting this week, the board will vote on a conditional use permit for the Colombian restaurant called Qudres — Andres Carne De Res, which is planned for the nearly 5,000-square-foot space at 455 Lincoln Road. The restaurant/steakhouse, with a dance hall, kid’s playground and daycare, would seat close to 350 people.
The restaurant group is requesting to remove the third-floor office space and incorporate a rooftop addition. Companies linked to Jeffrey and Lillian Rosenberg and Robert Rapport own the property.
In a separate application, spec home developer Philippe Harari of AquaBlue Group is requesting a lot split for the waterfront property at 320 West Di Lido Drive, which is on the Venetian Islands.
