LD&D Announces Major Downtown Tampa Mixed-Use Project


As Tampa continues to transform its urban landscape, the Gulf Coast city is elevating its appeal as a bustling, major metro in Florida. Aligned with this growth is the vision of Miami-based real estate investment, development and design firm LD&D, which announced today plans to build a more than $200 million mixed-use project in the expanding central business district of Tampa, Florida.

Located at 1101 East Harrison St. in the downtown corridor, the two-acre parcel is set within the 40-acre, master-planned redevelopment district of ENCORE!. LD&D is acquiring the asset from the Tampa Housing Authority (THA). Plans call for a 28-story luxury multifamily building with 365 units and more than 45,000 square feet of amenity space; a 178-key hotel; 32,500 square feet of ground floor retail; and a 586-space parking podium.

The project is designed by Baker Barrios Architects to exude a sophisticated, creative and composition-centric style that will be as eye-catching as it is elevating to the city’s skyline. As the area’s tallest building, the residential tower will feature unobstructed views in every direction, top-of-the-line finishes, new technology throughout, and amenities that include a 4,500-square-foot wellness area, 10,000 square feet of co-working space, and a residential sky-lounge on the 26th floor overlooking vast city vistas.

The multipurpose destination will be central to driving further connectivity in the downtown area, situated blocks from the existing Amtrak station and expected site of the Brightline train station that will connect to other major Florida cities. “We were drawn to this strategic location at the intersection of Downtown Tampa, the Channel District, Encore, Ybor, and the future neighborhood of Gas Worx,” said Diego Bonet, Managing Partner of LD&D. “As Tampa continues to experience remarkable economic and population growth, we believe this project will benefit from an irreplaceable location within a short walk of the city’s main amenities.”

Separating the hotel and residential uses will be a pedestrian alleyway lined with restaurants and other active retail experiences that will serve as a defining amenity for the building’s residents and the neighborhood.
