Wynwood Works would create eight-story mixed-use site

Construction is expected to begin early next year on a mixed-use residential project in the Wynwood Arts District.

Architect Jennifer McConney-Gayoso, with the Miami firm of Studio MC+G, said construction should take about 16 months, which would put its completion date at mid-2024.

The owner-developer, 26-60 NE 27th Street LLC of Hoboken, NJ, proposes a project called Wynwood Works at 26-60 NE 27th St., 25 NE 26th St. and 61 NE 26th St. within the Wynwood Neighborhood Revitalization District.

The company plans to redevelop this former industrial site between North Miami Avenue and the FEC Railway with an eight-story mixed-use project, including 289 multifamily units, about 17,238 square feet of ground floor commercial-retail including a restaurant, and parking for 197 vehicles and 106 bicycles.

The project comprises 371,632 square feet of floor space on 56,385 square feet of land, about 1.29 acres, according to a letter from attorney Steve Wernick, representing the new property owner.

According to real estate website therealdeal.com, the development firm, led by brothers David and Michael Barry, acquired the former Art by God assemblage at 60 NE 27th St.

The property currently contains a 1-story warehouse formerly operated as a nature-themed novelty shop, Mr. Wernick wrote.

The developer intends to construct “a vibrant mixed-use project that brings conscientious design, art, lively social spaces and a dynamic ground floor bistro” Mr. Wernick said.

Planned residences include a mix of studios, 1- and 2-bedroom units on the third through eighth story. The third story would also include a gym, yoga studio, and landscaped terrace. The roof deck includes a pool, expansive pool deck, and dog run.

Along Northeast 26th Street, the property is bisected by small commercial structures, currently occupied by the restaurant/bar DOMA. Mr. Wernick said the development will be built around the restaurant.

The developer intends to construct “a vibrant mixed-use project that brings conscientious design, art, lively social spaces and a dynamic ground floor bistro” to the evolving neighborhood, Mr. Wernick said.

The project will include a cross block paseo on the east side of the site that will connect pedestrians from Northeast 27th and 26th streets, breaking up the long block east of North Miami Avenue.

“The project’s ground floor has been thoughtfully designed to locate the café/bistro at the northeast corner of the building on Northeast 27th Street, which will help activate the paseo and physically widen its entry portal from 27th Street,” Mr. Wernick wrote.

The architect of record is 5G Studio Collaborative LLC, Miami. Listed as design architect is Concrete Architects, an Amsterdam-based architecture and interiors firm.

Some of the conditions set by the project committee included adding more art on the ground floor on 27th Street; screening the lighting inside the garage and rooftop mechanical equipment; and varying the color or tone on the garage screening.
