Bay Street Capital Announces a National Industrial Outdoor Storage Joint Venture with Drake Real Estate Partners


 Bay Street Capital, a  Miami-based real estate owner and operator focused on value-add industrial opportunities, has announced a joint venture (JV) with Drake Real Estate Partners, a real estate investment and asset management firm based in New York City. The new business venture has established a robust pipeline in major markets and plans to close on more than $100 million worth of industrial outdoor storage (IOS) properties.  

The JV intends to focus on acquiring industrial assets located in urban infill locations targeting major US markets. Amid the growing demand for space among industrial users, IOS properties serve as mission critical sites for a wide array of tenants including those in need of vehicle parking and storage for containers, trailers, construction materials, and heavy construction equipment. The JV expects to close on additional properties later this month.

Furthermore, IOS offers resiliency for investors in an economy facing headwinds.”

This JV is a formalization of a successful partnership between the two real estate groups. In May, Bay Street Capital and Drake Real Estate Partners closed on two IOS properties in the greater-Nashville area. The two Tennessee properties, located at 470 Dick Buchanan Street, La Vergne and 1241 Salem Park Court, Murfreesboro bring to market a combined 18 acres of industrial outdoor storage space. While one of the properties is undergoing redevelopment, the other has already secured a long-term lease.

This once overlooked asset type is seeing soaring user demand while supply continues to diminish as industrial-entitled land is often developed as warehouse space and municipalities are wary of approving development of new IOS sites.
